No property lines at all until the 1960s
Tierra Verde was fifteen undeveloped mangrove islands, once called Cabbage Key, until developers Louis and Fred Berlanti bought the land in 1959 and dredging and road work created the buildable lots that exist today, with the Pinellas Bayway finally connecting the community to the mainland in 1962. Because the entire community was platted at once on filled land, property lines are generally more consistent than in towns built up over multiple separate eras.
Fencing filled land exposed to open Tampa Bay
Tierra Verde sits at the mouth of Tampa Bay on engineered, filled ground, and the community's exposure during the 2024 hurricanes, including the water-service shutdown that followed Hurricane Helene, is a reminder of how much wind and surge this location sees compared with inland Pinellas towns. Fence materials and post depth should be specified with that open-water exposure in mind rather than a standard inland install.

Wind, flood zone, and permit basics for Tierra Verde
Fence height, material, and setback rules in southern Pinellas County are shaped by each property's flood zone and, in some neighborhoods, historic-district guidelines, on top of standard wind-load requirements this close to the coast.
